14. Freeholder

The freeholder, also known as the landlord or lessor, is the individual, entity, or organisation that holds the ultimate ownership of the land and any buildings on it. In a leasehold arrangement, the freeholder grants a lease to a leaseholder, allowing them to occupy and use the property for a specified period, often referred to as the lease term. However, the freeholder retains ownership of the land and maintains certain rights and responsibilities over the property. 


These rights and responsibilities can include collecting ground rent, which is a periodic payment made by the leaseholder to the freeholder; ensuring that the terms of the lease are followed; managing shared spaces, common areas, and external maintenance; and holding the authority to grant approvals for various activities, alterations, or changes made to the property. 


The leasehold relationship between the freeholder and the leaseholder is governed by the terms and conditions specified in the lease agreement. The lease agreement outlines the rights, obligations, and limitations of both parties during the lease term. It is essential for leaseholders to understand the terms of the lease and their interactions with the freeholder, as this will have a significant impact on their experience as property occupants.
