34. EV charging points

Electric vehicle (EV) charging points, also known as electric vehicle supply equipment (EVSE) or charging stations, are infrastructure units designed to supply electric power to recharge electric vehicles' batteries. These charging points are essential for supporting the growing adoption of electric vehicles and providing drivers with convenient and accessible charging options.

What they are

Charging infrastructure: EV charging points consist of electrical components, connectors, and control systems that facilitate the transfer of electrical energy from the grid to the vehicle's battery pack.

Types of charging points

  • Home charging points: Installed at residential properties, home charging points allow EV owners to recharge their vehicles overnight or during periods of low electricity demand.
  • Public charging points: Located in public places such as parking lots, shopping centres, and highways, public charging points provide EV drivers with on-the-go charging options for longer journeys.
  • Destination charging points: Found at hotels, restaurants, and tourist attractions, destination charging points encourage EV drivers to visit and stay at specific destinations by offering charging facilities.

Charging speeds: Charging points vary in charging speed, categorised as slow (up to 3.7 kW), fast (7-22 kW), or rapid (50 kW and above). Rapid chargers provide the quickest charging times, making them suitable for long-distance travel and quick top-ups.

Why they're appealing for property sale

Convenience for EV owners

  • Having EV charging points installed at a property adds convenience and accessibility for EV owners, eliminating the need to rely solely on public charging infrastructure.
  • Home charging points allow residents to recharge their EVs overnight, ensuring a full battery in the morning without the hassle of visiting public charging stations.

Future-proofing and sustainability

  • Offering EV charging infrastructure demonstrates a property owner's commitment to sustainability and environmental responsibility, appealing to environmentally conscious buyers.
  • As the demand for electric vehicles continues to rise, properties equipped with EV charging points are seen as more future-proof and aligned with the growing trend towards electric mobility.

Increased property value and desirability

  • Properties with EV charging points may attract a broader pool of potential buyers, including those who own or are considering purchasing electric vehicles.
  • Studies have shown that homes with EV charging infrastructure command higher sale prices and sell faster than properties without this feature, enhancing their marketability and desirability.

Compliance with regulations

  • In some regions, local regulations or building codes may require new residential developments or commercial properties to include EV charging infrastructure as part of their parking facilities.
  • Offering EV charging points ensures compliance with regulatory requirements and positions the property as a modern and forward-thinking investment.

EV charging points enhance the appeal, functionality, and value of properties by providing convenient charging options for electric vehicle owners, aligning with sustainability goals, and catering to the evolving transportation landscape towards electrification.
