New Home Warranty (e.g., NHBC or Similar) 


A new home warranty, often provided by organisations like the National House Building Council (NHBC) or similar entities, offers protection to homeowners against structural defects and poor workmanship in newly built properties. It typically covers a specified period after the completion of construction, providing peace of mind to buyers that their investment is protected. 

Damp proofing 

Damp proofing warranties cover treatments or installations aimed at preventing moisture or water ingress into a property. This could include damp proof courses, membranes, or other waterproofing measures. The warranty ensures that if damp issues arise within a specified period after treatment, the provider will rectify them. 

Timber treatment 

Timber treatment warranties cover treatments applied to timber structures or components within a property to protect against wood-boring insects, such as termites or woodworm, as well as fungal decay. The warranty guarantees the effectiveness of the treatment for a certain period, with provisions for remedial action if issues arise. 

Windows, roof lights, roof windows, or glazed doors 

Warranties for windows, roof lights, roof windows, or glazed doors typically cover the materials, workmanship, and performance of these components. They may include provisions for repair or replacement in the event of defects, such as seal failure, hardware malfunction, or glass breakage, within a specified warranty period. 

Electrical work 

Electrical work warranties cover the installation, materials, and workmanship of electrical systems within a property. This includes wiring, outlets, switches, lighting fixtures, and electrical panels. The warranty ensures compliance with safety standards and provides recourse for repairs or corrections in case of electrical faults or failures. 

Roofing 

Roofing warranties cover the installation, materials, and performance of the roofing system, including shingles, tiles, membranes, and flashing. They typically include provisions for addressing leaks, defects, or premature failure of roofing components within the warranty period. 

Heating system 

Heating system warranties provide coverage for central heating systems, boilers, furnaces, radiators, and associated components. They ensure the proper functioning and efficiency of the heating system and may include provisions for repairs or replacements of faulty parts during the warranty period. 

Underpinning 

Underpinning warranties cover structural underpinning works carried out to stabilise or strengthen the foundation of a property. They provide assurance that the underpinning work meets engineering standards and will effectively address foundation issues within the warranty period. 

Insulation 

Insulation warranties cover the installation and performance of insulation materials used in walls, floors, roofs, and other areas of a property. They ensure that the insulation meets specified thermal efficiency standards and may include provisions for remedial action if insulation defects or deficiencies are identified. 

Other 

This category encompasses any additional guarantees or warranties specific to the property, such as those for plumbing systems, appliances, structural modifications, or landscaping features. These warranties provide coverage for specified components or aspects of the property beyond those listed above. 

These warranties offer homeowners protection and assurance regarding the quality, performance, and durability of various aspects of their property, providing recourse for repairs or replacements in case of defects or failures within the warranty period.
