02. Protocol and enquiry forms

Protocol Forms

Protocol forms are standardised documents used in property transactions in England and Wales. These forms, developed by the Law Society, help streamline the conveyancing process by ensuring that key information is provided consistently and efficiently by both sellers and buyers.

  • TA6 Property Information Form: This form requires sellers to provide detailed information about the property, including its boundaries, utilities, council tax, planning permissions, and any disputes or alterations affecting the property.
  • TA10 Fittings and Contents Form: Sellers use this form to specify which fixtures, fittings, and other items included in the sale of the property. It helps prevent misunderstandings between buyers and sellers regarding what is included or excluded from the sale.
  • TA7 Leasehold Information Form: If the property being sold is leasehold, this form is used to provide information about the terms of the lease, service charges, ground rent, and any other relevant details affecting the leasehold arrangement.
  • TA9 Commonhold Association Information Form: This form is specific to commonhold properties and provides information about the commonhold association, including its name, address, and any relevant details about its management and operation.

Enquiry Forms

Enquiry forms are additional questions or requests for information that may arise during the conveyancing process. These enquiries are typically prepared by the buyer's conveyancer and sent to the seller's conveyancer to seek clarification or additional details about the property.
