29. Completion

The completion date signifies the official transfer of property ownership, but in the case of remortgaging, sellers and buyers are not directly involved. However, it remains a critical milestone in the process.

Here are some considerations for selecting a completion date:

  • Mutual agreement: Ensuring mutual agreement between relevant parties, such as lenders and conveyancers, is essential.
  • Personal circumstances: Consider your personal circumstances, such as your moving plans, the end of your current lease (if applicable), and any work commitments or holidays.
  • Logistics: Ensure you have enough time to pack and make necessary arrangements for the move. Coordinate with movers, utility companies, and other relevant services.
  • Financial arrangements: Ensure all financial arrangements, including mortgage disbursements and the payment of any outstanding balances, can be completed by the chosen date.

Will your conveyancer meet the completion date?

Your conveyancer will work towards meeting your desired completion date, but there are several factors to consider:

  • Communication: Maintain open communication with your conveyancer or mortgage broker to ensure they understand your desired timeline.
  • Complexity of the transaction: Factors like property title issues or involvement in a chain can still impact the timeline, even in remortgaging.
  • Legal and regulatory requirements: Ensure all legal and regulatory steps are completed promptly to facilitate a smooth remortgaging process.
  • Third-party involvement: Delays from third parties, such as conveyancers, mortgage lenders, or local authorities, can affect the completion date.
  • Preparation and documentation: Have all necessary documents ready and respond promptly to any requests to expedite the remortgaging process.
  • Flexibility: Maintain flexibility in case of unexpected delays, and work closely with your conveyancer or mortgage broker to address any issues that may arise.

Though sellers and buyers are not directly involved in remortgaging, understanding the completion date's significance and considering relevant factors can help ensure a smooth and timely process. By staying proactive and communicative with relevant parties, you can navigate the remortgaging process efficiently and achieve your desired completion date.
